- Can Foreigners own property in Bali ?
To be honest, this is a grey area. Basically, the answer is: No. Foreigners need an Indonesian citizen who is prepared to lend his/her name as the nominee of the ownership certificate. Nevertheless, very powerful constructions do exist that will give you, the Foreigner, a full and safe 100% power of attorney to build, add value and eventually later to sell your property without needing any approval or signatures of your Indonesian nominee. - Is the land your Villas are built on “Freehold” ?
Yes. All land lots have an official and legal land certificate (Hak Milik) issued by the Indonesian National Institute of Land Registration (Agraria).
- What is the time frame for the construction of a Villa ?
The average time frame for the construction of a Villa is six months, starting from the date of signing the contract and a deposit is received.
- What is the buying & payment procedure for the purchase of a Villa ?
The Contract Agreements will be signed and witnessed by all parties involved at the Notary Office. The payment procedure is outlined at the Financial Terms & Conditions page of this web site.

- Can I define or influence the Design of my Villa ?
Yes. Your Villa can be designed and constructed according to your requirements and wishes. You will be in the position to discuss any of your requiremens and wishes with our architect, to ensure that these can be realized, and, also important, against what costs.
- Can I rent out my Villa ?
Yes, however in such a case you'll need to apply for an official permit from the Government of Indonesia and at the same time you will be subject to pay income tax.
